An estate cleanout is a whole house at once. The furniture, the closets, the kitchen, the basement, the garage, the shed, and forty years of things that were kept for a reason. Jeremy clears all of it across the Salt Lake Valley, from one packed room to the entire property, and gives you one price for the whole job before he lifts a box.

It's slower, more careful work than a normal junk run, and he treats it that way. You tell him what to watch for. Anything that looks like it should be kept gets set aside for you to check before it goes on the truck. Family can be there for all of it, or it can be handled with a key and a phone call. How an estate cleanout works

Start with photos or a walkthrough. For a smaller house, a handful of pictures of each room is enough for Jeremy to price it. For a bigger one, he'll come look, walk it with you, and give you one number for everything that's going. No hourly meter, and no price that grows once the truck is loaded.

Then you decide what stays. Tag it, pile it in one room, or just tell him: the paperwork, the photos, the jewelry box, the thing in the hall closet. He works room by room, and anything questionable gets pulled aside instead of loaded. If you're not there, he texts you a picture and asks.

Everything in the go pile leaves. Big estates can take a full day or a second trip, and that's built into the price you agreed to up front. When the truck pulls away, the house is clear of the big stuff and ready for whatever comes next.

Downsizing, moves, and houses going on the market

Not every cleanout follows a loss. A lot of them are a parent moving into a smaller place, a couple finally selling the family home, or a house that has to be empty before the listing photos get taken. The job is the same: keep what's going with you, and Jeremy takes what isn't.

If a sale is on the calendar, say so when you text. An empty house shows better, and it's a lot easier to clean, paint, and repair once the furniture is out of the way.

Where everything goes

This is the part families ask about most, and it's the part Jeremy is most careful with. Furniture, dishes, books, and household goods that still work go to a local donation center before anything goes near a landfill. Metal, appliances, and cardboard get recycled. What's left, the real trash, goes to the transfer station.

Paint, chemicals, and other hazardous waste don't ride on the truck. Salt Lake County takes them from residents at its Sandy drop-off or at the Salt Lake Valley or Trans-Jordan landfill. Set those by the door and everything else leaves.

What it costs, and how to keep it down

Estate cleanouts are priced on how many truck-and-trailer loads it takes, plus how far things have to be carried. Stairs and a long walk to the driveway add time, so mention them in the text. To keep the number down: pull the keepers out first, gather what's going into one or two rooms, and let Jeremy know if there's a fridge, freezer, mattress, or box spring in the mix, since those carry a small upcharge.
